General Site and System Conditions:
Our first step is to evaluate the overall conditions of the site and septic system. We check whether all components are fully accessible for maintenance, secure, and in good condition. If any component is found to be partially accessible or not inspected, we document it and explain the situation in detail.
We also look for signs of failure such as surfacing effluent, or any improper encroachments, such as roads or buildings over the system components, which could pose risks. Settling problems of the system components are examined, and we check if subsurface components are adequately covered.
System Flow and Maintenance:
We review the average daily flow of effluent to ensure it is within the expected range. If site maintenance is required, such as landscaping or other corrections, we will note it and provide a clear explanation of what needs attention.
Additionally, we check for problems such as improper operation or overuse of the system—and note any issues. If structures connected to the sewage system are not occupied, we’ll explain this in the report. If any modifications have been made to the system, such as adjustments to valves, timer settings, or installation of new components, these changes are noted.
Septic Tank Inspection:
We fully inspect the septic tank to check the effluent levels, ensuring they are within operational limits. If the levels are out of range, we’ll provide a detailed explanation. We also verify that all required baffles and filters are in place and functioning. If an effluent filter is present, we will inspect and clean it.
The tank is further evaluated for scum and sludge accumulation in each compartment, noting measurements and any concerns.
If pumping is needed, we will advise on it and provide recommendations for next steps.
Pump Tank Inspection:
If your system has a pump tank we will check the components of the pump tank, ensuring they are in good working condition, and confirming that the tank is operating as designed. J&A Contracting will inspect the pump for visible signs of wear, cracks, or damage. We will test the pump to ensure it is running when activated. Some systems have a float switch that triggers the pump when the water level rises in the tank. The alarm floats and system controls will also be inspected and tested to ensure they are working as designed.
Distribution Box Condition:
The distribution box, which helps to evenly distribute effluent across the drainfield, is also fully inspected. We check its condition and ensure it’s functioning as intended.
Drainfield Inspection:
The drainfield is inspected for any signs of settling or damage. A load test is performed and we ensure that surface water and downspouts are properly diverted away from the drainfield and that there is no evidence of vehicular traffic or livestock over the area.
We also check the accessibility of observation ports and assess whether methods like aeration have been used to prevent clogging of the biomat.
Overall System Performance:
At the end of the inspection, we provide an assessment of whether the system is working properly. If there are any signs of impending failure, we’ll note them so you can take preventative action. We also review whether the system’s record drawing has been modified or updated to reflect changes and whether it is still accurate.
